You can review the first four secrets here: Part 1, Part 2, Part 3 and Part 4.
Here is the final in the five-part series:

Secret #5:  Become a Lender, not a Borrower

Proverbs 22:7 says: “The rich rules over the poor, and the borrower is the slave of the lender.”

Many people who borrow do so in an endless cycle which ultimately leads to financial destruction. They will borrow short term loans at high interest and then find that the succeeding months have them borrowing the same way again.  There are many reasons for this.  Two of which are:
  1. People living beyond their means;
  2. The failure to budget and follow the budget.

Not all borrowing is bad.  If you borrow for productive purposes (a business, your house,
an income producing venture – a car that helps you to produce income) this is good.  If
you borrow for consumption, you are on the road to poverty. You find that such persons
keep borrowing, are already maxed on their credit cards, and are always in debt. This is
the slavery that the Bible speaks about.

If, for example, you are paying interest (that may even rise during the term of the loan!)
and what you bought with the money you borrowed is a new car, then you are paying
interest on a depreciating asset.

If you drive a brand new car out of the show room as your own, it probably loses 15 percent or more of its value because it is now a “used car”.  So what financial sense does it make to borrow at interest to purchase an asset that is losing value?  Instead, keep your car as long as possible, until you can buy a new one in cash.

The same principle goes for hire purchase of consumer goods.  Think, think, think -- before you borrow.

Jamaica went through an unfortunate economic experience when interest rates rose to as
high as 100 percent.  But guess who were complaining?  The ones who borrowed money!

The lenders were smiling all the way to the bank.

A lender will always be served by a borrower.

5 Secrets of the Wealthy (Part 4)

Secret #4:  Wealthy People are Givers

The Jews are some of the wealthiest people in the world. They constitute 2.2 percent of the population in United States, yet they are 42 percent of its billionaires. They are 1.1 percent of the Canadian population and 25 percent of its billionaires.  Why is this?

Here is one reason: The Jews are heavy givers. You will find that wealthy people are substantial givers to charity and church. What is more, they did not wait until they became wealthy to give.  They started to give when they had little and continued when they had much. Many Jews give 10 percent of their income to God’s work. They also set aside 10 percent for giving to the poor.

Generosity to others provides generosity to you.  You lose what you hoard.  You keep what you give. Find someone to help financially.  You don’t have to give out of abundance; you give out of sacrifice.  Your gift will return unto you down the road.

“Cast your bread upon the waters, for you will find it after many days.” (Ecclesiastes 11:1)    Meanness shrivels the soul; generosity opens the windows of heaven.

Secret #3: Develop Long Term Thinking

Another secret of wealth accumulation is to postpone immediate self-gratification and
take a long term view.  One of the ruinous actions of (especially) young people is the
“instant gratification syndrome.”

Wealth is not built this way.  Instead of believing that you must have the latest smart
phone, the latest gadget, the latest car, postpone those decisions until your
savings/investments grow to where you can buy those things with cash.  Do not become a
victim of “keeping up with the Jones’.”  Deny yourself for a while and save and invest
your money.

Think long term.  Successful people are long term thinkers.

The postponement of instant gratification for a longer term gratification is the principle of
sowing and reaping.  It is a law of the world.  If you do not sow, you do not reap.  But
also this is certain:  You reap what you sow.

Secret #2: Building an Emergency Fund
Another secret of wealth accumulation is to build an emergency fund of three to six months monthly income.  The Jews call this a Shalom Fund.

If you live in a country where the currency is soft (unstable or constantly devaluing) place these funds in a hard currency account.  In this fund, your primary aim is not to find an “investment that multiplies.”  Interest is not the main concern.  Capital is.

In case you have an emergency, you have to be rushed to hospital, or your house is damaged in a natural disaster, or you lose your job, you can quickly put your hand on this emergency fund and use it until conditions improve.
